Why HVAC Maintenance Matters

Filter Replacement Schedule
Replace standard 1-inch filters every 30–60 days. Thicker 4-inch media filters can last 6–12 months. Always replace filters at every unit turn. Keep a log of filter changes by unit — this protects you if a resident claims the system was neglected.
Coil Cleaning
Dirty evaporator and condenser coils reduce efficiency and can cause the system to freeze up. Clean coils annually — more often in dusty environments. Use a coil cleaner spray and rinse thoroughly. Always shut off power before working on the unit.
Seasonal Prep Checklist
Before summer: check refrigerant levels, clean condenser coils, test cooling operation, and clear debris from outdoor units. Before winter: check heat strips or furnace operation, inspect ductwork for leaks, and test thermostat accuracy. Document everything.
