What Is a Unit Turn?
A unit turn is the process of preparing an apartment for a new tenant after the previous one moves out. It typically involves inspection, cleaning, repairs, painting, and a final walkthrough. The goal is to return the unit to rent-ready condition as quickly and thoroughly as possible.
Step 1 — Move-Out Inspection
Walk the unit with your move-out checklist within 24 hours of the tenant vacating. Document every room with photos. Note damage beyond normal wear and tear, missing fixtures, and anything that needs repair or replacement. This documentation protects the property and supports any security deposit deductions.
Step 2 — Cleaning
Deep clean every surface: appliances inside and out, cabinets, bathrooms, floors, windows, and blinds. Pay special attention to the oven, refrigerator coils, and bathroom grout. If the unit has carpet, schedule a professional steam clean or replacement depending on condition.
Step 3 — Repairs & Touch-Ups
Address all items flagged during inspection. Patch nail holes and scuffs, replace broken hardware, fix dripping faucets, and test all appliances. Replace any burned-out light bulbs and check that all outlets and switches work. Replace HVAC filters at every turn.
Step 4 — Paint
Touch up or repaint as needed. Most properties repaint every 3–5 years or when a unit shows significant scuffs and color variation. Use the same paint color and sheen throughout for consistency. Allow adequate dry time before the move-in date.
Step 5 — Final Walkthrough
Do a final walkthrough before handing off keys. Check that all systems work (HVAC, plumbing, appliances, locks), the unit is clean, and everything is in order. Use a standardized checklist to ensure nothing is missed. Sign off and document the rent-ready condition.
